Loan Information

2025 Loan Limits for Single Family Residences and Condos:

Conforming limits – Loans up to $806,500.

High Balance limits – Loans between $806,501 to $1,209,750. (These loan are only used in what Fannie Mae deems as high cost areas)

Jumbo limits – Loans between $806,501 to $3,000,000.

Interest Rates can change during the day and our website may not reflect those changes. 

When using the “Enter Your Loan Amount” Field, monthly payments will change to your loan amount entered for all programs, Conforming, High Balance and Jumbo. However, your loan amount can only be used for the programs that are available. For example, a loan amount higher than $806,500 is not available for the conforming program.

APR will reflect the change as well, but will not be accurate because it is based on our Assumptions. Click on Assumptions to find out.

Can I apply for a "no cost loan"? +

Yes, you can! Most refinance loans are completed without any costs. However, there are some cases where this may not be possible. The best approach is to give us a call so we can explore "no-cost" options tailored to your situation.

Is there an upfront fee? +

Yes, there is an upfront fee for the credit report and appraisal report. However, if you're opting for a "no cost" option, these fees will be credited back to you at the close of escrow. We do not charge any application fees.

If the interest rate that I am looking for is not available, can I be put on a list and notified when it does become available? +

We can add you to our list and contact you when the interest rates align with your preferred range.

How long will the loan take from start to finish? +

Our standard time is 30 days, but it depends on the workload. It has been much faster so it's best to call and inquire about it.
